Its homes are modern, but they sit on the same expansive clay as the rest of the region, and they were built on graded and filled lots that are still settling. Why even new Stonebridge homes settle
When a suburb like Stonebridge is developed, the land is graded and fill is brought in to create level lots. That engineered fill, plus the natural expansive clay beneath it, continues to consolidate and move for years after the home is built. The clay still swells in spring and shrinks in summer, and the ~6 ft frost line still applies. So a five- or ten-year-old Stonebridge home can show shrinkage cracks, a settling corner or sticking doors as the ground finds its level. This is normal for the area and very fixable.
