Foundation Crack Repair in Saskatoon

Most foundation crack repairs in Saskatoon cost $500 to $1,500 and are done with polyurethane injection, which fills and seals the crack to stop water and air. Injection works well for non-structural shrinkage and settlement cracks. If the crack is horizontal, widening, or part of a bowing wall, it signals movement that injection alone will not fix.

What polyurethane crack injection is

Polyurethane injection fills a poured-concrete crack from front to back with an expanding, flexible resin. The resin follows the crack, bonds to the concrete, and stays slightly elastic so it can tolerate the small seasonal movement that Saskatoon's clay soil causes. The result is a sealed, watertight repair that does not crack open again the first time the ground shifts.

When is crack injection enough?

Injection is the right fix when the crack is a leak or a cosmetic shrinkage crack, not a sign of structural failure. Good candidates include:

  • Vertical or diagonal hairline cracks from normal concrete curing and shrinkage
  • A single crack that is leaking water or letting in cold air and radon
  • Cracks that are stable and not getting wider over time

When a crack means something bigger

Some cracks are a symptom of the foundation actually moving. Injection would seal these, but the movement would continue and the crack would likely return. Have it assessed before injecting if you see:

  • Horizontal cracks across a wall, often a sign of soil pressure pushing the wall in
  • Stair-step cracks in block or brick, a classic settlement pattern
  • Cracks that are widening month to month
  • Cracks paired with sticking doors, sloping floors or a wall that bows inward

In those cases the real fix is stabilizing the foundation (helical piles, wall anchors or underpinning), then sealing the crack. We will tell you honestly which situation you are in.

Why Saskatoon cracks in the first place

Saskatchewan's expansive clay swells when it is wet and shrinks when it is dry, and the -40C to +35C temperature range adds freeze-thaw stress every year. That movement is the leading cause of foundation cracks in the city.
