House Leveling in Saskatoon
How house leveling works
When part of a foundation settles, the floors above it slope and the door and window frames rack out of square. Leveling installs support piers (most often helical piles) beneath the settled area, then uses hydraulic jacks on those piers to raise the foundation back toward its original level in small, monitored steps. Once it is level, the piers lock the position in place.
Signs your house needs leveling
- Floors that slope, sag, or feel bouncy
- A noticeable drop in one part of the house
- Doors and windows that stick or will not latch
- New cracks in drywall above doorways
- Gaps appearing between walls and the floor or ceiling
Why it settled (the Saskatoon factor)
Expansive clay that swells and shrinks, freeze-thaw cycles from -40C to +35C swings, poor drainage, and a deep frost line all pull foundations out of level here. Leveling fixes the symptom; piers below the frost line address the cause so it does not simply settle again.
Realistic expectations
A good leveling job aims to bring the home back toward level and stop further movement, not always to a perfect factory-new plane, since some settled materials have set. We will tell you what is achievable for your home before we start. Cracks and finishes are addressed after the structure is stable.
